When You Need It
Signs Your Pool Is Ready for a Drain & Pressure Wash
The most common trigger is visible calcium scale and waterline buildup that regular brushing and tile cleaning can no longer remove. When white, chalky deposits spread across the tile line, steps, and walls, they are usually bonded tightly to the surface. At this stage, high-pressure water is needed to break them loose.
Similarly, pools may develop persistent brown, grey, or rust-colored stains on the plaster floor or walls. If these stains remain even after chemical treatment, they require a drained and fully accessible surface for proper removal.
Another clear indicator is a total dissolved solids (TDS) reading above 2,500 to 3,000 parts per million. As TDS levels rise, water becomes harder to balance. Chlorine loses effectiveness, and pH levels fluctuate more. The water may also appear dull or flat, even with treatment. The only solution is to remove the old water and refill the pool. Most pools in Southern California reach this level every three to five years, depending on usage, evaporation, and water quality.
Homeowners who have experienced a severe algae bloom, especially black algae, should also consider draining and pressure washing. Black algae roots deeply into plaster and grout, making it difficult to eliminate with chemicals alone. Pressure washing removes these rooted colonies more effectively than in-water treatments.

How We Do It Start to Finish
We begin by safely draining the pool using a submersible pump. The water is directed in compliance with local municipal discharge regulations.
Once the pool is empty, our technicians perform a thorough inspection of the exposed shell. We check for cracks, delamination, worn plaster, and any fitting issues. These problems are easier to address while the pool is fully accessible. If we find anything that needs repair, we will discuss your options before proceeding.
The pressure washing phase covers every part of the interior. This includes the main floor, walls, steps, benches, waterline tile, and decorative features. We use the correct pressure settings based on your pool’s surface type, whether it is plaster, pebble, quartz, or tile.
For heavy scaling and mineral buildup along the tile line, we apply a surface-safe acid wash solution. This helps break down calcium deposits before pressure washing. As a result, the final clean is much more effective than using pressure alone. All loosened debris is then removed before refilling begins.
Once the pool is clean, we refill it with fresh water. We immediately start the chemical startup process. This step is critical and often overlooked. Freshly filled pools require a precise chemical sequence. We carefully balance pH, alkalinity, calcium hardness, and chlorine in the correct order. This protects the surface from etching, scaling, and staining.
We manage the entire startup process and return as needed. This ensures the water is fully balanced and stable.
